Midtown South Mixed-use rezoning plan green-lighted

New York City Council’s Subcommittee on Zoning and Franchises and Committee on Land Use voted to approve the Midtown South Mixed-use rezoning plan that green-lights 9,500-plus new homes, including more than 2,800 permanently affordable homes. Some fashion-related businesses spoke out publicly about the potential toll on fashion-related tenants, as the rezoning plan impacts the Garment District. The plan will lead to residential development in a neighborhood where it is largely scarce, and it will come with $488 million in community benefits and infrastructure improvements, geared for the Garment District and businesses, as well as parks, public transit and other neighborhood resources. {WWD/paywalled}

Brands are returning to sex-centric advertising

Urban Decay’s latest campaign starred influencer Ari Kytsya, who got her start on the NSFW site OnlyFans before expanding to Instagram and TikTok. Partnering with an OnlyFans creator could stir controversy, but the campaign video received more excited comments than displeased ones and reached 1 million organic views in under 24 hours. Many brands are bringing sexy back to their advertising: For some, that means a re-embrace of old-school sexiness, like the return of the Victoria’s Secret Fashion Show, but others are focused on women redefining sensuality on their own terms. {Business of Fashion/paywalled}
